Boiler Breakdown & Repair: what it is and when you need it
What it is
Boiler repair covers finding why your boiler has stopped or is misbehaving, and fixing it. Common faults include loss of pressure, ignition failure, failed pumps, diverter valves, fans, sensors and printed circuit boards, and frozen condensate pipes.
Who it's for
Homeowners and landlords whose boiler has stopped working, is showing a fault code, is making unusual noises, or is giving heating but no hot water (or the other way round).
When you need it
As soon as you notice a problem. Faults that start small, like dripping pressure or a boiler that takes several attempts to light, usually end in a full breakdown.
Why use a professional
Gas boilers must only be worked on by a Gas Safe registered engineer. Guessing at parts is expensive; proper diagnosis means you pay for the repair you need, not a string of replacement parts.
The cost of waiting
What happens if you leave it
A boiler problem left alone usually costs more to fix, and leaves you without heat when you need it most.
Risks if it's ignored
- A small leak can damage the boiler's electronics and your ceilings or floors.
- Pressure that keeps dropping puts strain on components and leads to lock-outs.
- Ignition and flue faults can affect safe combustion.
- A minor fault in autumn becomes a no-heat emergency in January.
Common mistakes we see
- Repeatedly resetting the boiler instead of finding out why it locks out.
- Topping up pressure every day without fixing the leak.
- Attempting DIY work on a gas appliance, which is illegal and unsafe.
- Calling someone who swaps parts until the fault goes away.

In detail
Common boiler faults we repair
Most breakdowns come down to a handful of common faults. Knowing the symptoms helps you describe the problem when you call.
Low or dropping pressure
Usually caused by a leak, a faulty pressure relief valve or a failed expansion vessel. Topping up only masks the problem.
No hot water but heating works
Often a diverter valve fault on a combi boiler, or a problem with the cylinder thermostat or zone valve on a system boiler.
Boiler won't ignite
Can be an ignition electrode, gas valve, fan or flame sensor fault, or a problem with the gas supply itself.
Frozen condensate pipe
A very common winter lock-out on condensing boilers. We clear it and can re-route or protect the pipe to stop it happening again.
Noisy boiler or 'kettling'
Banging or whistling is often caused by limescale or sludge restricting flow through the heat exchanger.
Repair or replace?
If a boiler is old, parts are obsolete or repairs are frequent, replacement can be better value. As Worcester Bosch and Vaillant approved installers we can quote for both.
Useful guide
What to check before you call, and what to tell us
Before you call, check a few safe things: that the gas and electricity are on, that the thermostat and programmer are calling for heat, and the pressure gauge on the boiler. On most sealed systems the pressure should sit roughly between 1 and 1.5 bar when cold. If the boiler shows a fault code, write it down along with the make and model. This helps us diagnose quicker and, where possible, bring the right parts.
Never remove the boiler casing or attempt to repair gas components yourself. It is illegal for anyone who is not Gas Safe registered to work on gas appliances, and unsafe repairs can create a carbon monoxide or gas leak risk.
If you smell gas at any point, leave the property and call the National Gas Emergency Service on 0800 111 999.
Once the repair is done, we test the boiler on both heating and hot water and check it is burning safely. If we notice anything else that is likely to cause a problem soon, such as a corroded part or signs of sludge, we tell you so you can decide whether to deal with it now or plan for it. Booking an annual service after a repair is the simplest way to keep the boiler running reliably.
