Service overview

Boiler Servicing: what it is and when you need it

What it is

A boiler service is a detailed safety and performance check of your gas boiler. The engineer inspects and cleans key components, checks the gas pressure and combustion, inspects the flue and seals, and confirms the boiler is operating safely and efficiently.

Who it's for

It is for every homeowner with a gas boiler, and for landlords who want to keep their tenants' heating reliable. Most manufacturers require an annual service to keep the warranty valid.

When you need it

Once a year, ideally before the heating season starts. Book sooner if the boiler is making new noises, the flame looks unusual, pressure keeps dropping or you notice soot or staining around the case.

Why use a professional

Faults in combustion or the flue cannot be seen or smelt in many cases. A competent Gas Safe engineer has the analyser and training to find them, and a well-maintained boiler burns gas more efficiently.

The cost of waiting

What happens if you leave it

Skipping a service rarely shows up straight away. It shows up later as a breakdown or a voided warranty.

Risks if it's ignored

  • A manufacturer warranty can be refused if annual services have been missed.
  • Small faults such as a weak seal or worn part grow into expensive repairs.
  • Poor combustion wastes gas and can create a carbon monoxide risk.
  • Breakdowns tend to happen in the first cold snap, when engineers are busiest.

Common mistakes we see

  • Leaving the service until the boiler has already broken down.
  • Assuming a boiler is fine because it still produces hot water.
  • Not keeping the service record that warranty claims require.
  • Booking someone who is not on the Gas Safe Register.

Our process

How we handle your boiler servicing

  1. 01

    Visual inspection

We check the boiler, flue, pipework and surroundings for signs of leaks, damage or poor installation.

  2. 02

    Combustion analysis

We test how the boiler is burning gas so we know it is running safely and efficiently.

  3. 03

    Clean & check components

Key internal parts, seals and safety devices are checked, and cleaned where required.

  4. 04

    Pressure & operation test

We confirm gas pressure, system pressure and that heating and hot water are working correctly.

  5. 05

    Report & advice

You get a clear record of the service and honest advice on anything that needs attention.

In detail

What a proper boiler service covers

A good service is more than a quick look at the boiler. Here is what it involves and how it differs by situation.

Price

From £100

Combi, system and regular boilers

Every boiler type is serviced, but the checks differ. Combis need hot water flow and plate heat exchanger performance checked; system and regular boilers are checked alongside the cylinder and controls.

Flue and ventilation

The flue must be correctly sealed, supported and terminating in a safe position. Changes to your home, such as an extension or new window, can affect a flue that was compliant when it was fitted.

Condensate pipe

Modern condensing boilers produce water that drains away through a condensate pipe. Blockages and frozen pipes are a common cause of winter lock-outs, so we check the route and fall.

System pressure and expansion vessel

Pressure that rises and falls, or keeps dropping, points to a problem with the expansion vessel, a valve or a leak. We check and advise on the fix.

Service records and warranty

Keep your service record. It is the evidence manufacturers ask for when you make a warranty claim.

Landlord properties

Landlords can combine an annual boiler service with the legally required Landlord Gas Safety Certificate (CP12) in one visit, from £150.

Useful guide

Why an annual service saves money over the life of your boiler

Most boiler breakdowns don't happen without warning. A seal starts to weep, a sensor drifts out of range, the condensate trap begins to clog or combustion slowly worsens. None of these stop the boiler on day one, but each makes it work harder and brings a breakdown closer. An annual service is the point at which these small issues are found and dealt with while they are cheap to fix.

Servicing also protects the value of your boiler warranty. If a covered part fails and you claim, the manufacturer will usually ask for proof of annual servicing by a Gas Safe registered engineer. Without it, a claim can be refused and you pay for the repair yourself.

The best time to book is late summer or early autumn, before the heating goes on for the winter. That way, any issue is fixed before you rely on the boiler every day.
