Underfloor Heating Installation & Maintenance: what it is and when you need it

What it is

Wet underfloor heating circulates warm water through pipes laid under the floor, heating the room evenly from the ground up. We install systems and maintain existing ones, including manifolds, pumps and controls.

Who it's for

Homeowners building extensions, renovating kitchens and bathrooms, or planning a heat pump.

When you need it

Ideally during a renovation, extension or new floor. Existing systems need attention if zones won't heat or the manifold shows faults.

Why use a professional

Pipe layout, insulation, screed and controls all affect how well underfloor heating works. Getting them right at the start avoids lifting floors later.

The cost of waiting

What happens if you leave it

Underfloor faults are hidden, so getting it right matters.

Risks if it's ignored

  • Cold zones from poor balancing or failed actuators.
  • High running costs from poor insulation beneath pipes.
  • Pump or mixing valve failures stopping the whole system.
  • Air in loops reducing performance.

Common mistakes we see

  • Skipping insulation under the pipes.
  • Choosing floor coverings that block heat.
  • Poor zoning and controls.
  • Not balancing loops after installation.

Our process

How we handle your underfloor heating installation & maintenance

  1. 01

    Plan

We look at the room, floor build-up and heat source.

  2. 02

    Design

We plan pipe layout, zones and controls.

  3. 03

    Install

We lay insulation and pipework and connect the manifold.

  4. 04

    Pressure test

We test the pipework before the floor is finished.

  5. 05

    Commission

We fill, balance and set up the controls.

What you get

The benefits of doing it properly

Even warmth

Heat spread across the whole floor, no cold corners.

More wall space

No radiators to work around.

Heat pump friendly

Ideal for low-temperature heat sources.

Room-by-room control

Zones with their own thermostats.

Low maintenance

Few moving parts once installed.

Experienced installers

20 years in heating systems.

In detail

Underfloor heating options

The right system depends on your floor and heat source.

Screed systems

Pipes set into screed, common in new builds and extensions, giving steady heat.

Overlay and low-profile systems

Suited to renovations where floor height is limited.

Floor coverings

Tile and stone transfer heat well; thick carpets and underlay reduce output.

Manifolds and mixing

The manifold controls flow to each loop; mixing valves set the right water temperature when connected to a boiler.

Maintenance

We diagnose cold zones, actuator faults, pump issues and air in the system.

Useful guide

Is underfloor heating right for your project?

Underfloor heating is easiest to install when the floor is being laid or replaced anyway, such as in an extension, a new kitchen or a full renovation. Retrofitting into an existing floor is possible with low-profile systems, but floor height, door thresholds and the existing subfloor all need checking.

Insulation beneath the pipes is essential. Without it, heat goes down into the ground or the room below instead of up into the room you want to heat, which raises running costs and slows warm-up.

Floor coverings affect performance. Stone and ceramic tiles transfer heat very well. Engineered wood and laminate work well when rated for underfloor use. Thick carpet and heavy underlay reduce heat output and should be checked before choosing.

Wet underfloor systems run at lower water temperatures than radiators. When connected to a gas boiler, a mixing valve blends the water down to the right temperature. With a heat pump, the system can often run directly at the heat pump's flow temperature, which helps efficiency.

Each zone usually has its own thermostat, so you can heat a kitchen differently from a bedroom. Smart controls can schedule zones for when each room is used.

Once installed, underfloor heating needs little maintenance, but faults such as failed actuators, pump issues, air in the loops or an unbalanced manifold can leave zones cold. We diagnose and fix these on existing systems.

Running costs depend on how well the room is insulated, the floor covering, the heat source and how the system is controlled. A well-insulated extension with tiled floors, connected to a correctly set-up boiler or heat pump, can be comfortable and efficient to run. We explain the factors that affect your project before you commit.

Underfloor heating is often combined with radiators. For example, an extension or open-plan kitchen may have underfloor heating while upstairs bedrooms keep their radiators. We design the system so both parts work properly from the same boiler or heat pump.

Before any floor is finished, the pipework is pressure tested to make sure there are no leaks. This is an important step, as fixing a leak after a screed or tiled floor is laid is disruptive and costly.

Once commissioned, each loop on the manifold is balanced so heat is spread evenly across the floor, and the thermostats are set up for each zone.

Questions

Underfloor Heating Installation & Maintenance FAQs

Can't see your question? Call 07843 900760; our emergency heating service runs 24/7.

Can underfloor heating work with my boiler?

Yes, with the right mixing and controls. It also works well with heat pumps.

Can you fix my existing underfloor heating?

Yes. We maintain and repair existing systems.

Is underfloor heating suitable for an extension?

Extensions are one of the best places for it, as the floor is being laid anyway.

How much does it cost?

It depends on area, floor type and heat source. We quote after looking at the job.

How long does underfloor heating take to warm up?

Longer than radiators, especially screed systems. It's best run on a steady schedule rather than switched on and off.

What flooring works best?

Tile and stone work best. Many engineered wood and laminate floors are suitable when rated for underfloor heating.

Do you install underfloor heating in Barnet and Mill Hill?

Yes, across Barnet, Mill Hill, London and our wider area.

Do you offer a 24/7 emergency service?

Yes. J&L Gas & Renewables runs a 24/7 emergency service for boiler breakdowns and heating faults across Harrow, North West London and Hertfordshire. Call us at any hour and speak to us directly.

Are your engineers Gas Safe registered and insured?

Yes. We are Gas Safe registered (number 961481) and carry £10 million public liability cover. You can check our registration on the Gas Safe Register before we arrive.

How do I pay?

Payment is by bank transfer on invoice. For boiler installations over £2,000 we usually ask for a 50% deposit. Payment timing is agreed with your quote.
